What to compare, in order
Almost every tool in this category can put a checklist on a phone and take a photo. They separate after the inspection ends. Ask each vendor who receives a failed item, whether that person needs a paid account, and who confirms the fix before it closes. Price comes after that, because a cheap tool the crew never sees leaves deficiencies open for days.
Then check the rating scale. A five-point scale lets a tired supervisor give a 3 to a restroom that should have failed. A fixed Pass, Fail or N/A is stricter, and the stricter scale produces a score a customer will believe.

Ours, built for commercial cleaning and nothing else. Every line is Pass, Fail or N/A, a failed line needs a photo before the app will submit, and failed items group into one ticket per inspection with an owner and a due date. The cleaner gets the ticket by email or text with no login, fixes the item and sends a photo back. Nothing closes until a supervisor reviews that photo. Inspections run offline and sync later. We do no scheduling, bidding or payroll, and we are the newest company on this list.
OrangeQC
A long-standing janitorial inspection product with published prices and free ticket, admin and view-only users. Standard at $500 adds inspection scheduling and ticket tasks. The OrangeQC pricing page works through costs for common team sizes.

Both bundle inspections into a wider operations product. Janitorial Manager covers bidding, work loading, timekeeping and inspections, with pricing by quote. CleanGuru is best known for its CleanBid bidding tool, and its CleanQC inspections support offline use and custom rating scales. Pick either when replacing several systems at once is the goal.
A test you can run in a week
Take one building and one recent complaint. Run that building’s inspection in each trial and fail the item the customer complained about. Then watch what happens over the next 48 hours: how the cleaner learns of it and whether a supervisor has to chase anyone.
