Janitorial Manager alternatives for cleaning inspections
Janitorial Manager is a full operations platform for commercial cleaning, and plans start at $1,000 a month. That can be fair value if you want the whole platform. If you came for inspections, here is what the alternatives cost and what each one leaves out.
We make KleanProof, so read this knowing that. Vendor prices and features below come from their own pages, all listed at the bottom. Where a vendor does not publish something, this page says so.
What Janitorial Manager is built for
Janitorial Manager describes itself as designed by janitors for janitors, and the feature list backs that up. It covers time tracking, scheduling, equipment tracking, work loading and bidding, job costing, work orders, client messaging and integrations with payroll and invoicing software, all under one login. A building service contractor that wants to retire four separate tools is the buyer it has in mind, along with in-house custodial teams at schools, hospitals and airports.
Inspections are a real part of that platform. You build templates per location and choose how they are graded, and weighted scoring lets a restroom count for more than a storage room. Scan2Inspect starts an inspection from a QR code or NFC tag, and service level agreements can be attached so the contract terms sit next to the score. Supervisors can attach images, and reports can go to clients as proof of service.
One thing to raise in a demo: the inspections page describes scoring, images and reports, and it does not spell out what happens to a failed item afterward. Ask to see how a failure reaches the cleaner, who confirms the fix and what the customer can see.
What it costs
The pricing page gives one number: small operations start at $1,000 a month, which comes to $12,000 a year before any scope is added. Everything above the entry level is a custom quote built from buildings, cleanable square footage, employees and users, and the features and service level you choose. Training, support and upgrades are included. Data migration is available, at rates the page does not list.
Two details are worth checking in your proposal. The pricing page says the features you turn on shape the quote, so confirm which tools your figure covers. Contract terms are also set in the proposal, which means you will not know the commitment until a salesperson has your numbers.

1. KleanProof
Built for commercial cleaning inspections and nothing else, with an inspector app on the App Store and Google Play and a web side for the office. Every line is scored Pass, Fail or N/A, and a failed line cannot be submitted without a photo. Failed items group into one ticket per inspection with an owner and a due date, and a supervisor reviews the fix photo before anything closes.
Cleaners never get a seat. They receive the deficiency by email or text, open it without logging in, fix it and photograph the fix. Pricing is $175 USD a month for the Crew plan with 3 supervisor seats, and $350 USD for Operation with 10 ($250 and $500 in Canadian dollars). Sites are unlimited on both. Honest limits: we do no scheduling, time tracking, bidding, job costing or payroll, so a company that wants one system for all of that should look hard at Janitorial Manager. We are also newer than everyone else in the table.
2. Otuvy, formerly CleanTelligent
A long-running name in janitorial quality control. QM Inspect is $150 a month for 5 users with unlimited locations and inspections, and QM Pro at $250 adds work orders, job scheduling and client portal access. Frontline access is an add-on at $50 a month plus $7 per user. Of the tools here it comes closest to Janitorial Manager’s work order side with a published price. The full breakdown is on our CleanTelligent alternatives page.
3. OrangeQC
Janitorial inspections specifically. Starter is $250 a month with 2 inspectors and Standard is $500 with 10, with ticket and view-only users free on both. There is a 30 day trial. Our OrangeQC pricing page walks through what each tier includes.
4. Swept
The closest match if what you liked about Janitorial Manager was the workforce side. Every plan includes scheduling and time tracking, and all three plans start at 15 locations. Inspections are listed from Optimize at $150 a month, and checklists, the client portal and work orders arrive on Scale at $225. See Swept alternatives for how the location bands work.
5. GoAudits
A general inspection app with a cleaning page. Starter is $10 per user per month and caps you at 25 locations and 10 templates, and Enterprise at $30 adds scheduling, roles and advanced reporting. It is inexpensive to try, and the per-user model decides who you can afford to put on it. See GoAudits alternatives for the full comparison.
How to decide
List the software you pay for today, and what each tool costs a month. If you are running payroll exports, scheduling, bids and work orders across three or four products and that is the real pain, one platform can pay for itself, and $1,000 a month deserves a serious look. Get the quote and compare it to the bills it replaces.
If those parts already work and your trouble is that a customer complained about a restroom and you had nothing to show them, you have a quality problem. A scored inspection with a photo on every miss solves that for a fraction of the platform price, and it runs alongside whatever you use now. The janitorial inspection software comparison lays out every vendor’s published price in one table.

Common questions
How much does Janitorial Manager cost?
Janitorial Manager's pricing page says plans start at $1,000 a month for small operations. Larger accounts are quoted individually, and the quote depends on your buildings, cleanable square footage, employees and users, and the features and service level you want. Training, support and upgrades are listed as included. Figures read off janitorialmanager.com/plans-pricing on 2026-11-02.
Does Janitorial Manager charge per user?
No. Its FAQ says it provides unlimited users under a single license, and its why-switch page says the price stays the same however many users you have. The pricing page does list employees and users as one of the four things that shape a quote, so confirm how that works for your size when you request one.
Does Janitorial Manager have a free trial?
Its pricing page does not offer one. The answer it gives is that a personalized demo is the best way to see the product, and subscription terms are confirmed in your proposal.
Why do cleaning companies look for a Janitorial Manager alternative?
Usually because they want one part of what it does. A company that already has payroll, scheduling and invoicing in place, and needs inspections and proof of the fix, may not want to replace those tools or pay for a full platform to get them. Others want to see a published price and start without a sales process.
Which Janitorial Manager alternative is best for inspections?
For janitorial inspections where every failed item becomes a tracked ticket and cleaners fix and prove work without a seat, KleanProof. For a long-running janitorial QC vendor with work orders on its higher plan, Otuvy. For janitorial inspections with free ticket users, OrangeQC. For workforce scheduling with inspections on a higher plan, Swept. For a low per-user price on general inspections, GoAudits.
